JOB DESCRIPTION

OUTPUT OF JOB (SCOPE AND PURPOSE)
Primary position will be Maintenance Tech that will handle work orders along side office staff. The role occupant is expected to help in all aspects of property maintenance. From preparing units for new move-ins, addressing work orders, special projects or help in other areas as needed. HVAC is preferred but not required.
AREA 1: TRASH OUT UNITS FOR MAKE-READY
- Throw out anything left by past resident not belonging in apartment unit.
- Report any items of valve to the office (ie. $50 or more)
AREA 2: MAKE-READY UNIT FOR RE-LEASING
- 3 make readys a week need to be completed.
- When make readys are not available to be completed, special projects must be done.
- Inspect unit for necessary repairs or replacements (appliances/hardware/walls).
- Prep all equipment that will be used in make ready before starting.
- Order and have ordered any parts that are low in inventory.
- Perform minor repairs on appliances.
- Get maintenance person to demonstrate repairs you are unable to perform.
- Perform minor repairs on floors (carpets/tiles/planks).
- Perform minor repairs to walls.
- Tape, float and paint (touch-up or full paint as required).
- Perform minor repairs to cabinets, doors and fixtures in unit.
- Replace missing hardware.
- Resurface countertops (bath and kitchen) if needed.
- Recaulk tub, toilets, and flooring if needed
- Leave as little trash for cleaning service as possible
AREA 3: SUPPLIES
- Periodically inventory supplies.
- Maintain adequate supplies and parts.
- Purchase or request Property Manager to purchase supplies/parts as needed.
- Unable to complete a make ready for lack of supplies while not be tolerated.
AREA 4: OTHER DUTIES
- Coordinate Major Projects
- Delegate tasks for other crew members
- Take responsibility for lack of projects, make readys or work being done.
- Fill in for absent employees or help in other area that may be backed up.
- Help with minor resident maintenance request.
- General cleaning of make-ready units.
- Turn off AC when working on a unit, and you are done for the day.
- Other duties as required.

- Wear company ID/shirts at all times.
- Always display a friendly and courteous attitude towards residents.
- Maintain and promote good attitude with other employees.
- Never confront supervisor or other employees in front of residents.
- Residents always have priority over any conversation.
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS
The following skills, knowledge and personal characteristics desirable for job success:
- Literate
- General apartment maintenance experience
- Must have basic tools.
- Knowledge of appliance repair
- Light carpentry, pluming and electrical knowledge
- Knowledge of general safety procedures
- General pool cleaning and some pool maintenance
- Interior/exterior painting skills
- Safety conscious
- Steady and dependable
- Ability to work with pressures of deadlines
- Ability to flex work schedule to accommodate after hour and weekend emergencies
