Essential Duties: The maintenance technician is part of a team committed to providing exceptional service and responsible for maintaining the facilities/grounds at the highest quality of cleanliness. Work requires initiative and judgement and involves considerable verbal skills for dealing with the public.
- Performs routine maintenance repair such as tape and floating, repairing walls, replacing ballasts, interior painting and equipment set up. Performs minor painting, carpentry, minor electrical and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
- Assist Maintenance Specialist with maintenance, construction, and repair work such as plumbing, painting, electrical, mechanical, heating ventilation, air conditioning, or refrigeration at all MHM facilities.
- Ensures implementation of an effective preventative maintenance program to ensure the stewardship of MHM assets, especially roofs, HVAC, electrical systems, plumbing, wall systems and equipment.
- May assist with after-hours support and coordination for critical maintenance issues.
- Assists with after-hours support and coordination for critical maintenance issues.
- Assists with quality-control activities, including regular inspections of all work areas and public areas, identifying, and correcting any deficiencies.
- Assists other departments with moving furniture and unloading storing supplies.
- Performs custodial responsibilities such as cleaning offices/classrooms, hallways, lobbies, lounges, restrooms and other work and common areas. Sweeps, scrubs, mops, waxes, and polishes floor. Public areas and building entrances are to be continuously monitored and picked up throughout the day. Entrances should always appear neat and orderly. Damp mopping, emptying of trash receptacles and removal of spots and/or scuff marks from all and/or column surfaces must be taken care of daily.
- Assists in completing and closing work order tasks.
- Properly use industrial cleaning equipment to clean and scrub floors for afterhours stripping and waxing services.
- May maintain upkeep of grounds landscape by raking, bagging grass and leaves as well as spraying lawn, shrubs, and trees with fertilizer, herbicides, and insecticides to include trimming/edging walkways, flower beds, and walls. As well as cut lawns when needed.
- Assists with building inspections to determine functional systems and detect malfunctions and needed repair taking notes and making recommendations using a pre‐established check list. Reports findings to Facility Manager.
- Maintain inventory and inventory expenses, replenishes, and restocks supplies.
- Maintains plumbing, electrical, and damaged parts on building, in machines and equipment as well as performs minor repairs.
- Performs building maintenance/make ready tasks, trouble shoot and repair in one or more fields (i.e., carpentry, electrical, heating, HVAC system or plumbing, etc.)
- Escort vendors to secure MHM areas as needed.
- Assists with after-hours support and coordination for critical facilities issues.
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre‐established check list. Reports findings to Facility Manager.
- Reconfigures, installs, positions, and remount’s modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and/or hand trucks.
- Check elevator cabs, vacuum, clean cab, and doors, and ensure scheduled inspections are completed.
- Properly use industrial cleaning equipment to clean and scrub floors. Must handle various cleaning solvents and chemicals.
- Must follow all local, state, and federal guidelines/regulations, OSHA requirements and MHM’s Safety policy and procedures.
- Monitors the work provided by the custodial/facility attendant team members.
- Maintains the records for cost expenditures when ordering supplies, SDS records, and reports.
- Tests, inspects, and performs maintenance and repair of kitchen hood extinguishing systems in accordance with NFPA 72 and NFPA 101, reports outcome to Facilities Manager.
- Works closely with the Maintenance Specialist in performing monthly, quarterly, and annual tests, inspections, and maintenance of portable fire extinguishers.
- Tests, inspects, and services smoke detection systems; and performs maintenance on all building exit lighting systems and emergency backup exit lighting systems.
- Serves as point of contact for service, security and maintenance vendors and contractors.
- Works closely with the evening cleaning crew in coordinating services and pending maintenance repairs.Performs other duties as assigned.
Salary:
Hourly rate begins at $18.80. Mid range at $23.50. Actual starting rate will be commensurate with experience and education.

Education/Experience:
High School diploma or GED required. Three years of related work experience. Two years of supervisory experience preferred, such as team lead, head custodian etc
Language Ability:
Ability to read and comprehend simple instructions, short correspondence. Fluent in English. Bilingual in Spanish preferred.
Reasoning Ability:
Ability to apply understanding and carry out instructions. Ability to deal with standardized situations with only occasional or no variables.
Certificates and Licenses:
General industry 10-hour OSHA training preferred. One or more maintenance training certification preferred.
Computer Skills:
Demonstrate basic working knowledge of the Internet and Microsoft Outlook application.

While performing the duties of this job, the team member is exposed to work near mechanical parts and outdoor weather conditions as well as a medical and dental office environment. The noise in this environment is usually loud. Position necessitates bending, stooping, twisting, turning, walking, climbing step stools, sitting and standing for periods of time. Must be able to lift and maneuver 25 pounds.
