JOB TITLE
Commercial Real Estate—Building Engineer—San Antonio, TX
SUMMARY
Responsible for multi-site office spaces, utilizing advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Work under limited supervision, monitors building system operations and performance, while utilizing trade skills such as plumbing, electrical, painting, roofing, heating, and cooling. Must be able to travel throughout the San Antonio, TX area with reliable transportation.
JOB DESCRIPTION
Inspecting, troubleshooting and repairs of building and installed systems, such as plumbing, electrical, life safety, roofing, heating, and cooling, complying with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety. Oversee and inspect the work performed by outside contractors. Contracted work includes, but is not limited to, landscaping, snow removal, life safety, HVAC, plumbing, and cleaning. Perform assigned repairs, emergency, and preventive maintenance, completing maintenance and repair records as required. Review assigned work orders, creating them where applicable, and order necessary materials and supplies to complete all tasks. Replace and repair building finishes such as ceiling tiles, door hardware, and can paint walls, piping, curbs, floors, and equipment. Maintain the building lighting system, including ballast repairs or replacements. Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance. Respond quickly to emergency situations, evaluating and requesting additional assistance as needed. Ability to use technology such as smart phones, computers, web-based applications, and building automation systems. Must possess and maintain a valid driver’s license, and good driving record. Other duties, responsibilities and activities may change or be assigned at any time with or without notice.

EDUCATION
High school diploma or general education degree (GED) and a minimum of four years of related experience.
CERTIFICATES AND / OR LICENSES
Universal CFC certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Certifications / licenses as may be required by local or state jurisdictions.
EXPERIENCE
4+ years of related experience in a commercial property setting.
ADDITIONAL QUALIFICATIONS
May be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments) and / or stand-by on-call duties.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Must have the ability to stoop, stand, climb, and lift a minimum of 50 pounds of equipment. Regularly required to crouch and reach to install / move equipment by bending forward at the waist or by bending legs and spine. Involves movement between departments, floors, and properties to facilitate work. Ability to speak clearly so others can understand you. Ability to read and understand information presented orally and in writing. Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
