The Project Manager is responsible for the management and oversight of the day-to-day performance of the onsite technical staff, and professional development of team personnel. This is NOT new construction facilities maintenance project management. Heavy in administrative tasks with tools down and serves as the technical expert to mentor & guide in a variety of mechanical trade functions in installation, maintenance or repair of equipment relating to the efficient operation, maintenance, and repair of building systems. Building systems include HVAC, electrical, lighting, plumbing, carpentry, drywall, painting, masonry, flooring, and hardware.
Required Experience & Skills:
- Major role is to significantly provide administrative and technical direction and supervision of staff in completing work assignments.
- Serve as site’s primary point of contact available 24/7/365 who is responsible for work performance and has authority to address contractual issues.
- Oversee, coordinate, and execute maintenance, repairs, and troubleshooting of facility and utility systems to include HVAC, ductwork, piping, electrical, plumping, fire protection, and water treatment, custodial, pest control, snow removal, systems for government operations.
- Manage and oversee the Equipment Inventory and PM Schedule in CMMS software.
- Manage and oversee site safety
- Provide training, guidance and coaching to technical onsite staff. Including assisting technical onsite staff in troubleshooting systems.
- Work from blueprints, drawings, layouts, or other specifications, locating and diagnosing trouble in the electrical system or equipment, working standard computations relating to load requirements of wiring or electrical equipment, and using a variety of hand tools and measuring and testing instruments.
- Participate in emergency on-call/callback
- Knowledge in large commercial built-up air handlers, 200+ ton chiller units, low pressure steam, hot water converters, underground storage tanks, generators, building automation systems (BAS), and fire alarm systems, and sprinklers and suppression systems.
- Strong administrative experience, Basic Computing Skills in Microsoft Office: Outlook, Excel & Word.
- Working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.
- Direct site operations, work schedules, and subcontractors and ensure work meets service demands, objectives, and quality and safety requirements.
- Responsible for overseeing project staffing, performance evaluations, and disciplinary issues.
- Meet regularly with Site Facility Manager and customer to discuss operations, performance, project work, schedule, and budget.
- Develop and submit status and performance reports and evaluations.
- Coordinate activities such as utility outages or other work that may disrupt the site with customer facility management, to include submission of maintenance outage requests.
- Oversee project work for repair and replacement of equipment and systems, including estimate preparation, and ensure project meets schedule, budget, and scope requirements.
- Update configuration management documentation for mechanical systems as needed.
- Work with technical staff to perform adjustments to site infrastructure to meet Computational Fluid Dynamics (CFD) purposes.
Qualifications Requirements:
- The Project Manager shall have at least eight (8) years of project management/supervisory experience in O&M/Facilities Management. Specifically, the Project Manager’s experience shall be in the operation, management, and supervision of building mechanical maintenance operations for buildings of at least the approximate size of one million square feet, complexity, and characteristics of the buildings.
- Obtain and maintain DOJ security clearance for building badging requirements
- Pass background and pre-employment drug screen
Preferred Experience & Skills:
- OSHA 10 Training
- OSHA compliant Asbestos Awareness Annual Training
- OSHA compliant Personal Protective Equipment Annual Training
- Licensed in one of the trades or engineering
- Degree in industrial maintenance, engineering, or management
- Federal government experience in same capacity is desired
