JOB TITLE: HVAC Mechanic
SUMMARY: Under the supervision of the Maintenance Supervisor, the HVAC Mechanic is primarily responsible for performing general/preventive maintenance and service repairs and installation of heating, ventilation, air conditioning systems in compliance with established safety rules, policies and procedures.
ESSENTIAL DUTIES AND RESPONSIBILITIES: This summarizes the major essential duties and responsibilities regularly performed and normally assigned to this position. Listed below are the duties in descending order of importance and are as clear and specific as possible. Other duties may be assigned. May be necessary to assist in the evacuation of residents during emergency situations.
- Performs scheduled maintenance on equipment according to manufacturer’s recommendations and operation manuals. Inspects HVAC systems and their components for the purpose of evaluating condition and identifying necessary repairs. Performs maintenance repairs on all HVAC equipment and components to manufactures recommendation. Assists with other skilled trades as needed.
- Performs scheduled maintenance checks throughout the facility which may include assisting inspectors and contractors in the testing, inspection or repair of equipment, building/mechanical systems and structure.
- Requisitions supplies and equipment as authorized by the Director of Maintenance. Reports supplies and equipment needs. Maintains records of supply/equipment purchases.
- Maintains tools and equipment in good working order, secures tool storage areas assuring work areas and storage areas are neat and orderly.
- Follows safety standards and precautions when using tools and equipment. Operates Company vehicles and equipment as needed to complete assigned projects
- Provides support for cleanup of leaks, spills, floods, fire, etc. Must be available to assist in bad weather such as snow/ice cleanup
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or one to three years’ related experience and/or training; or equivalent combination of education and experience. Two to four years direct experience in HVAC operation and maintenance.
LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to communicate, interact and work effectively and cooperatively with clients, vendors and other employees of the organization.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to perform math computations needed in trade.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
COMPUTER SKILLS: Proficient in computer and keyboarding skills for use on energy management system. Familiar with telephone equipment and other various office equipment.
CERTIFICATES, LICENSES, REGISTRATIONS: HVAC and EPA certification required. Must maintain a current state driver’s license
OTHER SKILLS AND ABILITIES: Ability to effectively manage multiple priorities. Ability to work in a fast paced and quick changing environment. Must be skilled and exhibit some expertise in one or more of the following trades: electrical, plumbing, carpentry, drywall and painting.

The noise level in the work environment ranges from moderate (business office with computers and office equipment, light traffic) to loud (construction areas with and machinery and equipment).
OSHA EXPOSURE RISK CATEGORY: Level 2. Work environment involves slight physical risks that require following basic safety precautions (wearing safety glasses, lab coats, and so on).
OTHER WORK REQUIREMENTS: Must possess and exhibit a strong positive attitude toward customer service and have a genuine interest in geriatric care and uphold the philosophy of the community.
