POSITION SUMMARY: This position will be responsible for the heating, ventilation, and air-conditioning systems throughout the district, including BMS Controls software system. Specific duties will include the direction and maintenance, scheduling, diagnosis, troubleshooting and repair of HVAC and all BMS control systems.
TYPICAL PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to sit and stand, use hands to handle or feel objects, tools, or controls and talk or hear. The employee frequently is required to walk, reach with hands and arms, climb or balance and stoop, kneel, crouch, or crawl.
The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
TYPICAL WORKING CONDITIONS: While performing the duties of this job, the employee regularly works in both outdoor and indoor environment subject to changing temperatures exceeding 90 degrees at times. The noise level in the work environment is usually loud and the employee may be exposed to fumes, dust, odors and other chemicals. Travel throughout district buildings will be required.
EXAMPLES OF DUTIES: (This list may not include all of the duties assigned.)
Essential Functions:
Provide professional support for the design, construction, operation and maintenance of all ZCS HVAC controls and mechanical systems.
Maintain and operate critical building systems including HVAC systems and controls.
Continuously monitor air quality across the corporation facilities to ensure a healthy environment.
Ensure compliance with Board adopted energy management guidelines and practices.
Provide emergency HVAC Controls maintenance response service 24 hours a day, 7 days a week.
Coordinate with, and provide expertise to, facility maintenance supervisor in emergency and other HVAC investigations and repairs.
Perform troubleshooting tasks, including problem diagnosis, identification, and isolation.
Initiates all upgrades for related systems, looking for efficiencies, utility savings, and improved comfort of the tenants.
Discuss system malfunctions with users to assist in isolation of problem, and determine appropriate action for problem resolution.
Inspect systems to verify system compliance with plans and specifications and to detect malfunctions in system component parts.
10. Consult with engineers and contractors as necessary regarding system operation and configuration.
11. Study building system design, as-built blueprints, HVAC systems diagrams, technical specifications, and system configurations.
12. Test component and system performance to determine the need for adjustment or repair, and resolve performance problems in the most efficient and cost effective manner.
13. Program, design and modify HVAC sub-systems of electronic building automation systems.
14. Plan and schedule installation and repair operation for systems.
15. Order appropriate materials, components, and equipment necessary for efficient system operation.
16. Assist/coordinate Specialists with more complex control problems.
17. Inspects, trouble shoots, performs corrective and preventative maintenance on HVAC equipment such as air handlers, compressors, vacuum pumps, and exhaust fans by changing belts, lubricating parts, and replacing motors, valves, sheaves, motor bearings, etc.
18. Assist in all the identification, planning and implementation of all preventative HVAC maintenance activities.
19. Diagnoses mechanical and electronic problems associated with HVAC, hot/chilled water pumps, or refrigeration equipment.
General Functions:
1. Communicate professionally and effectively with all employees, students and vendors at all times.
2. Conduct self professionally including conduct, dress code, communications, safety and attendance.
Consistently follow and promote all district safety rules and regulations.
4. Transport a variety of tools, equipment and supplies to various district sites.
Provide guidance, coordination and support for general maintenance activity.
Will require work beyond normal duty hours in support of emergency or high priority work.
Participates in the facility work order system as it relates to assigned responsibilities.
8. Other duties as assigned by the Superintendent, Assistant Superintendent Operations, Facilities Director, or Maintenance and Grounds Manager.
PERFORMANCE REQUIREMENTS:
Knowledge, Skills & Abilities: Extensive knowledge of general facility maintenance, with HVAC Universal Certification and experience. Must be safety oriented and have the ability to perform all duties using proper and safe techniques and procedures at all times. Must have strong knowledge of electrical, mechanical, media and HVAC systems.
Education: HS Diploma or GED equivalent required. Post-secondary technical training is strongly preferred.
Experience: 10 years combined experience with general facility maintenance with HVAC and/or BAS system experience required.
Certificate/License: HVAC Universal Certification. Must have current and valid Indiana driver’s license.
