The Service Manager is responsible for ensuring the efficient operation of all building systems, community repairs and leading the maintenance and janitorial team. The Service Manager is also responsible for maintaining the physical condition of the entire property and assisting the Community Manager by making repairs and ensuring that the tenant's requests are responded to in a timely manner.
- Team Leadership: Manage, train, and supervise a team of maintenance technicians, ensuring timely and quality service.
- Preventative Maintenance: Develop and implement preventive maintenance schedules for building systems, including HVAC, boilers, chillers, plumbing, and electrical systems.
- Repairs and Inspections: Perform or coordinate routine inspections and repairs for all apartment units, common areas, and building systems to ensure proper function and preserve useful life.
- Curb Appeal: Ensure the property maintains excellent curb appeal by overseeing landscaping, exterior cleanliness, and the overall aesthetic of the community.
- Emergency Response: Lead the team in responding to emergencies, including but not limited to plumbing issues, HVAC malfunctions, and building system failures to ensure the safety and comfort of the community residents.
- Vendor Management: Source and manage external vendors for specialized repairs, while controlling costs and ensuring quality work.
- Inventory Control: Maintain an organized inventory of tools, equipment, and supplies, and order materials as needed to minimize downtime on repairs.
- Budget Management: Work with the property management team to monitor and control the maintenance budget, ensuring cost-effective operations.
- Cap-Ex Projects: Assist with the RFP process and manage approved capital expenditure projects as needed, ensuring timely completion and adherence to budget.
- Resident Relations: Communicate with residents regarding maintenance work, updates, and requests, ensuring a positive resident experience.
- Compliance: Ensure all maintenance activities comply with local, state, and federal regulations, including safety and environmental standards.
A minimum of 5 years of maintenance experience, with at least 2 years in a management role, preferably in a multifamily or similar environment. Experience managing Cap-Ex (capital expenditure) projects is highly preferred.
Extensive knowledge of HVAC systems, boilers, chillers, plumbing, electrical systems, and general carpentry required. Must have a solid understanding of appliance repair and maintenance (e.g., refrigerators, dishwashers, ovens, etc.)
HVAC and CFC (Chlorofluorocarbon) certification required. Boiler and chiller certifications are highly desired.
- Must be highly organized, with the ability to manage multiple tasks and prioritize projects effectively. Strong attention to detail, particularly when managing work orders, inventory, and scheduling preventive maintenance.
- Proficient with technology, including email and property management software. Must be comfortable using systems for maintenance work orders, inventory management, and communication.
- Strong leadership, organizational, and problem-solving skills with the ability to effectively manage a maintenance team.
- Must be trained and experienced to safely handle specific hazardous material associated with building maintenance
- Must be able to pass a criminal background check and drug screening
- Work Environment: While performing the duties of this job, the employee regularly works with hazardous material. The employee may frequently be exposed to extreme heat or cold and is frequently exposed to the risk of electrical shock. The employee works near moving mechanical parts and in high precarious places and is occasionally exposed to fumes or airborne particles. The noise level in the work environment is usually moderate.
- Physical Demands: While performing duties of job, employee is required to stand, walk, sit, use hands to handle objects and documents, reach with hands and arms, talk, and hear. Employees may occasionally lift and/or move up to 100 pounds.
- Vision: Must be sufficient to read reports, instructions, correspondence, and any other written material pertinent to your job.
- Hearing: Must be sufficient to understand a conversation at a normal volume, both in person and by telephone.
- Speech: Must be sufficient to carry on a phone conversation and give clear, concise directions to subordinates.
- Manual Dexterity: Must be sufficient to operate machines, use tools, and make general repairs. Employees may use office equipment such as telephone, computer, computer software, calculator, printer, copier, and facsimile.
- Physical Mobility: Must be sufficient to move around in office and properties including climbing stairs, lifting appliances or tools, stretching, bending and crawling, and using hands to handle objects and documents.
