Job Summary:
We are seeking an experienced Senior Building Engineer to manage the maintenance and operation of a historic mid-rise commercial office building in downtown San Antonio. This role requires hands-on experience with air-cooled chillers, rooftop units, grease traps, and plumbing systems, as well as a deep understanding of the unique challenges involved in maintaining historic properties. The ideal candidate will have at least 3 years of experience in commercial building maintenance/engineering and will be responsible for leading a team of engineers, prioritizing work tasks, and inspecting properties to identify and address issues. This role requires reliable transportation and the willingness to travel between multiple sites within a 10-mile radius.
Key Responsibilities:
- Building Maintenance & Operations: Oversee the daily operations and maintenance of building systems, including HVAC (air-cooled chillers and rooftop units), plumbing, grease traps, and elevators. Ensure all systems are functioning efficiently and in compliance with safety and regulatory standards.
- Historic Property Management: Apply specialized knowledge in the care and maintenance of historic buildings, ensuring that all work respects the building’s historical integrity and complies with preservation standards.
- Team Leadership: Lead a team of building engineers, providing direction, guidance, and support. Help prioritize and delegate work tasks, ensuring timely completion of maintenance and repair activities.
- Inspection & Problem Identification: Conduct regular inspections of the property and its systems to identify issues, potential hazards, or areas needing improvement. Develop and implement preventive maintenance plans to minimize downtime and extend the lifespan of building systems.
- Coordination & Communication: Collaborate with property management, vendors, and contractors to coordinate maintenance activities, repairs, and renovations. Maintain clear and professional communication with tenants regarding building operations and maintenance activities.
- Travel Between Sites: Manage maintenance activities across multiple sites within a 10-mile radius. Ensure that all buildings under your responsibility are maintained to the highest standards.
Qualifications:
- Experience: Minimum of 3 years of experience in commercial building maintenance or engineering, with a strong preference for candidates with experience in historic building management.
- Technical Skills: Proficient in HVAC systems (air-cooled chillers and rooftop units), plumbing systems, elevator maintenance, and grease trap management.
- Leadership: Proven leadership experience, with the ability to manage and develop a team of engineers. Strong organizational and prioritization skills.
- Transportation: Must have reliable transportation and be willing to travel between multiple sites within a 10-mile radius.
- Problem Solving: Strong analytical and problem-solving skills, with the ability to quickly identify issues and implement effective solutions.
- Communication: Excellent verbal and written communication skills. Ability to communicate effectively with tenants, team members, and management.
Preferred Qualifications:
- Previous experience leading maintenance teams in a historic commercial building.
- Certifications related to HVAC, plumbing, or building maintenance (e.g., HVAC certification, Journeyman Plumber, etc.).
