Opening for a strong apartment maintenance supervisor to oversee building maintenance and upkeep of a great 99 unit apartment community in Portland, OR..
Responsibilities
- Inspect facilities and grounds periodically to determine problems and necessary maintenance
- Prepare weekly schedule
- Complete make ready units or work orders
- Obtain proposals, and supervise vendors during installations, repairs or maintenance work/projects (electricians, plumbers etc.)
- Inspect and maintain building systems (heating, ventilation etc.)
- Contribute to the development of maintenance budget and ensure compliance
- Monitor inventory of materials and equipment
- Participate in coordination of projects (e.g. renovations)
- Ensure adherence to quality standards and health and safety regulations
- Ensure all work orders and make ready units are completed timely and accurately
- Ensure all work orders are closed out and recorded
- Have routine meetings with team members to discuss action items and execution plans
Skills
- Proven experience as maintenance supervisor or similar role
- Know and understand how to work with other team members
- Be knowledgeable in team management (Has previously held leadership roles)
- Strong technical knowledge of all building systems (electrical, plumbing,heating unit turn overs, etc.,)
- Knows how to complete maintenance work
- Knowledge of health and safety practices and regulations
- Understanding of budgeting and performance management
- Excellent planning and leadership abilities
- Comfortable with technology, computers, and web based applications
- Excellent communication and interpersonal skills
- High school diploma; Degree from a vocational school will be a plus
- Any certification in the related field is a plus
Job Type: Full-time
