We are currently seeking an experienced, skilled Maintenance Supervisor to handle all necessary repairs at a 350+ unit property in Stone Mountain, Georgia.
Job responsibilities include, but are not limited to, the following:
- Respond to all maintenance service requests by tenants as well as ensure timely and proper completion of work orders assigned to other maintenance staff
- Ensures Work Orders are completed in a timely fashion. Work orders should be done within 24 hours unless a part has to be ordered.
- Schedule and perform preventative maintenance tasks
- Develop maintenance procedures and ensure implementation
- Carry out inspections of the property to identify and resolve issues
- Maintain amenities
- Check electrical, plumbing, and other systems in buildings to ensure maximum functionality/preventative maintenance
- Oversee all repair and installation activities to be sure work is done properly and efficiently
- Monitor and keep an equipment inventory and place orders/notify supervisor when something is needed
- Keeps shop organized and in good working order
- Monitor expenses and control the maintenance budget
- Together with Property Manager, manage relationships with contractors and service providers
- Keep maintenance logs and report on daily activities
- Ensure compliance with safety and health policies
- Make-ready scheduling/maintaining make-ready board exactly in Yardi and possibly in shop
- Hears resident complaints and resolves in the best manner possible
- Interact with tenants in a courteous and professional manner at all times
- Available for 24/7 emergency on-call service, on a rotating basis with the other technicians at the property
Job requirements:
- A minimum of 5 years of maintenance experience at a multi-family property required, including at least 2 years in a supervisor role
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems, facility machines, and equipment
- HVAC/ EPA certification required
- CPO Certification required
- Other degrees and certifications a plus
- High school diploma or equivalent
- Must have driver’s license and reliable transportation
- Basic computer skills
- Excellent organizational, leadership, communication, and interpersonal skills
