Open House Texas Realty and Investments LLC is searching for a licensed, reliable Electrician / HVAC Tech to join our residential Make Ready Team.

Responsibilities:
- Evaluate all electrical/HVAC components on homes purchased by OHG, prior, during and after the construction phase.
- Assist with creating the OHG electrical/HVAC standards
- Provide feedback and recommendations for electrical/HVAC work needed per OHG standards.
- Complete assigned work by the Construction Manager and help create/revise OHG electrical/HVAC standards.
- Assist in the make ready and turnover process of vacant homes
- Complete additional evaluation prior to or after new tenant move-ins
- Monitor when supplies are needed and work with CM to fulfill order
- Ensure all vacant homes meet OHG standards prior to move in.
- Walk vacant homes prior to move in and write and complete punch lists.
- Document work in specific software (BT, PropertyWare) to reflect completed work orders and detailed notes and photos.
- Complete and track preventative maintenance during the turn over process.
- Complete purchase orders / work orders / tasks assigned by Construction Managers or equivalent Other duties as assigned.
Preferred Experience & Qualifications:
- Minimum of 2 years' single family home experience.
- An above average knowledge of electrical/HVAC and mechanical systems.
- Excellent interpersonal and verbal communication skills, with the ability to communicate in a professional and cordial manner with co-workers, residents, and vendors.
- Computer literate including MS Word, Excel, BuilderTrend, PropertyWare and Google email platform.
- Ability to work effectively in both individual and group settings.
- Ability to multitask in a fast paced environment and use independent judgment.
- Must have a valid Master or Journeyman electrician license or HVAC certified, and driver's license with a clean record.
