Service Manager: you will oversee a team of maintenance professionals with a focus on all aspects of managing the physical asset. You will oversee maintenance of the property including preventative maintenance and the make ready process, inventory control, vendor relationships, and the maintenance budget. Above all, you will have a passion for exceeding resident expectations and providing exceptional customer service.
General Job Functions:
As a Maintenance Supervisor your duties will include, but are not limited to:
* Diagnosing and performing or delegating minor and routine maintenance
* Overseeing and inspecting work performed by maintenance staff
* Managing system for handling resident service requests
* Assisting the Community Manager in coordinating and directing the maintenance staff and scheduling of maintenance personnel
* Maintaining accurate records regarding preventive maintenance requests and expenditures
* Coordinating or performing equipment maintenance and more!
Qualifications:
· At least 3 years’ experience as a Maintenance Supervisor is preferred!
· Must have maintenance experience with at least 200 units!
· Must have experience in all trades, with extensive prior experience in plumbing and HVAC.
· Basic computer skills/knowledge required to perform job functions.
· Must be a team player with a superior customer service attitude.
· Ability to work independently with minimal supervision and excellent time management skills.
· Must have valid driver's license and reliable transportation.
· Must be able to lift 50 pounds without difficulty.
· Must be available to participate in on-call emergency phone rotation.
· Required to provide own (industry specific) hand tools.
· A valid driver’s license and/or reliable transportation required.
· Regular attendance, punctuality and dependability required.
Desired Qualifications/Skills:
- HVAC certification required
- EPA Certification in areas of Type II-domestic HVAC systems required
- CPO (Certified Pool Operator) required
Work Schedule 9AM - 6PM, Monday-Friday (work schedule may vary and include weekends). Some overtime may be required including “on-call” and/or rotating “on-call” responsibilities as needed to meet business needs.
