Position Description: The Foundation Communities Facility Manager is responsible for providing strategic oversight and support to maintenance operations across a growing portfolio of affordable housing. This role requires collaborating with Property Management and Asset Management teams to optimize maintenance services, manage vendor relationships, coordinate capital projects and ensure the efficient operation of HVAC systems. The ideal candidate possesses strong technical, problem-solving, and relationship-building skills to deliver exceptional maintenance support while maintain the highest of standards of affordable housing.
Primary Duties/Responsibilities:
Maintenance Operations
- Perform annual shop inspections and review annual tool inventory on portfolio and report on areas of needed improvements
- Analyze key maintenance performance indicators, including make-ready and work order completion times, to assess efficiency and collaborate with property management to develop and implement strategies for performance improvement.
- Assist with oversight of Preventative Maintenance, Emergency Preparedness and Standardized Purchasing programs
- Cooperate with Asset Management team to oversee capital projects from $25,000-$50,000 and other complex projects to ensure, that project meets budget, procure appropriate vendors and/or consultants and oversee the quality of workmanship, and the timely completion of projects
- Participate in annual capital walks and assist in evaluating and/or bidding large and complex proposed capital improvements.
New Construction/Development
- Participate in due diligence inspections when required
- Attend systems training at new construction properties
- Advise and assist with systems evaluation and maintenance planning for rehab projects
HVAC and Systems Oversight
- Oversee HVAC specialist staff and dispatch team to prioritize and resolve critical work orders
- Ensure cost-effective procurement of major HVAC equipment and supplies through review and approval
- Monitor HVAC vendor performance, including quality control and cost management, to optimize service delivery
- Be knowledgeable on MEP or other special systems at properties
Team Development and Training
- Identify training needs and partner with Property Management to deliver appropriate training that increases maintenance staff knowledge and enhances operational efficiency and safety.
- Act as a resource for maintenance in areas of HVAC, plumbing, electrical and general maintenance to help problem solve and identify troubleshooting strategies
Other Duties & Responsibilities:
- Complete Grace Hill, Fair Housing, Safety, REAC, or other required training
- Performs other tasks assigned by supervisor
- Attend relevant meetings with Property Management, Asset Management and Development as needed.
Minimum Requirements:
- A minimum of 5 years of experience as a Maintenance Supervisor with involvement in all areas of multi-family maintenance.
- Knowledge of HVAC, electrical and mechanical systems
- Requires in-depth knowledge of complex HVAC systems such as Daikon, Mitsubishi, VRF
- Excellent verbal and written communication skills.
- A strong working knowledge of OSHA regulations.
- Proficient in Microsoft Office (Word, Excel).
Working Conditions/Physical Requirements:
- Ability to lift up to 50 lbs. on a regular basis
- Travel to properties in portfolio on a regular basis
