PLUMBING DETAILER/ESTIMATOR-PROJECT MANAGER
The plumbing detailer/estimator oversees the estimating process for all plumbing projects, produces and manages plumbing shop drawings and BIM models, and sees his/her design through to the end. The plumbing detailer/estimator works closely with the Operations Manager to support our field staff with an accurate, constructable design. He/she also manages continuous change throughout the construction process in terms of both design work and estimating costs of changes. Also creates detailed takeoffs from 2D bid documents to estimate commercial plumbing projects.
Essential Functions:
- Reviews bid invitations and creates detailed cost estimates and bills of materials for plumbing projects. Prepares proposals for plumbing bids on or before the bid deadlines.
- Requests quotes from suppliers and specialty vendors and reviews them for accuracy and conformance to the specs.
- Re-works plumbing layouts from the contract drawings using Revit and Navisworks.
- Re-configures plumbing layouts to resolve conflicts with the building structure and with other trades (such as mechanical and fire sprinkler).
- Identifies errors, omissions, ambiguities, and spatial conflicts within the contract documents (plans).
- Provides recommendations to the general contractor (GC) and design-team to resolve such errors and ambiguities prior to commencing the affected work.
- Creates detailed shop drawings (based on the contract documents) and analyzes scopes of each trade which affects our work. Collaborates with the GC and other trades to negotiate spatial considerations for our work.
- Analyzes the cost impact of any changes and/or additional work throughout the project. Creates estimates for change proposals.
- Communicates changes to the Operations Manager, who reports them to the field staff. (Operations Manager authorizes and directs field staff to proceed with changes as he/she sees fit.)
- Prepares ‘as-built’ drawings based on his/her detailed drawings to submit at the end of each project.
- Improves, manages, and owns our Revit template and Revit families library.
