Position Summary:
This position is responsible for managing the operation of the physical plant along with managing all repairs, overhauls, or preventive maintenance tasks on various types of laundry, and physical plant equipment.
- Candidate MUST be able to manage a team of 6 – 8 technicians that are expected to trouble-shoot mechanical and electrical problems quickly, and accurately with a SENSE of URGENCY.
- Candidate MUST be able to manage the janitorial staff to ensure the linen carts, production equipment, physical building, and delivery trucks are lint free and bacteria free.
Must be able to:
Perform, train, and manage PM services and repairs on the following 480v industrial laundry equipment:
- washing machines
- dryers
- hydraulic pressing machines
- ironers
- folding machines
- elevated rail delivery system
- conveyors
- air compressors
- water pumps
- heat reclaiming system
- boiler systems (tube and modular)
- bailing equipment
- exhaust fans
- trash compactor
Perform, train, and manage the following tasks:
- opening and closing plant
- mig welding and stick welding pipes and steel plates
- wiring-in and installing 480v 3 phase motors
- wiring-in and programming inverters for variable speed motors
- wiring-in and networking with CAT5 cable
- running electrical conduit and pulling wire for 480v 3 phase
- replace hydraulic lines, pumps, and cylinders
- replace pneumatic air lines, regulators, and cylinders
- plumbing various sized water, steam, and air lines
- wiring-in water pumps with tranducers and/or float mechanisms
- plumbing chemical delivery lines
- repairs and PMs on forklift
- repairs and PMs on scissor lift
- repairs and PMs on delivery truck lift gates
- repairs and PMs on 1000Kw Generator
Must be able to Operate the following equipment:
- steam boilers
- rotary screw air compressors
- continuous batch washing machines and dryers
- incoming water and waste water pumping stations
- emergency generator and transfer switch
- forklift
- scissor lift
- delivery Trucks (CMV <26,000 LB)
Knowledgeable in the following safety policies and procedures:
- OSHA 1910
- HAZCOM and SPCC
- PPE program
- Lock Out Tag Out
Daily Tasks:
- manage maintenance and janitorial labor force using no overtime
- manage maintenance and janitorial expenses ensuring no plant down time
- manage a PM program on all equipment
- manage parts inventory within budget, but ensuring “needed” parts are in stock
- manage fuel inventories for delivery trucks and emergency generator
- accurately monitor chemical inventory and pumping stations
- monitor production equipment run-times and operator productivity
- collaborate and report to upper management on any related issue
- perform “lead” functions by providing training and technical assistance to other technicians and/or machine operators
- must maintain an ongoing self-improvement program to keep abreast of technical and mechanical advancements in the industry.
Qualifications:
- High School, GED, or equivalent plus 3 to 4 years experience
- Electrical, plumbing, mechanical, hydraulic, pneumatic, carpentry, and welding skills
- Boiler certification preferred
- Ability to read, interpret, and analyze electrical and mechanical schematics, block diagrams, and flow charts.
- Ability to maintain awareness of occupational hazards and safety precautions.
- Ability to lift moderately heavy objects up to 100 lbs
- Ability to bend, stoop, push, stand, pull, and walk for long periods of time.
- Must be computer literate and understand PLC principles
- Must be able to monitor linen quality and adjust machines appropriately
- Ability to work in harsh environments – very hot during summer and cold in winter
- Ability to work with plant management to ensure efficient machine operation with high standards of production with high quality products.

Pay: $85,000.00 - $95,000.00 per year
