Job Description Summary
The primary responsibility of this hospitality-minded individual is to ensure the efficient operation and maintenance of mechanical, plumbing, electrical, fire/life safety and housekeeping for an assigned project.
Essential Duties
- Performs all plumbing, electrical, fire/life safety and HVAC requirements for the building/s.
- Maintain chillers, pumps, fan coil units, cooling towers, etc.
- Monitor and adjust all mechanical equipment, control gauges, distribution panels, valves, sensors, thermostats, diffusers and other equipment necessary to provide a safe, comfortable environment for the building/s.
- Repair doors, ceilings, floors, locks.
- Perform preventative maintenance duties including: changing HVAC filters, oiling motors, replacing lamps, inspecting and adjusting belts, replacing motor bearings, performing weekly, monthly, quarterly and annual inspections as may be required by equipment manufacturers or municipal code.
- Document activities to supervisor.
- Respond immediately to emergency situations (fire, evacuation, equipment failure, water loss, etc).
- Respond to customer/tenant concerns.
- Comply with all applicable codes, regulations, governmental agencies and company directives as it relates to building equipment operations and safe work practices.
- Must be able to work in a team environment, develop computer skills, and promote a positive work ethic.
- Additional duties as assigned by management team.
- Act as a central point of contact, providing information and wayfinding for the campus, services and activities.
- Perform ad hoc assignments for a seamless and timely delivery of services.
Qualifications
- 2 – 5 years related prior experience in operating mechanical, electrical, fire/life safety and plumbing systems in a commercial environment.
- Excellent oral, interpersonal and written communication skills.
- Appropriate license/permit for a trade as may be required, i.e., Master Electrician or any combination of education and experience.
- Basic computer skills.
- Ability to: stoop, stand, climb, lift up to 50 lbs of equipment, utilize vision abilities, read printed materials.
