Full-Time Junior Commercial Office Maintenance Engineer
Position Summary:
We are looking for a Building Maintenance Engineer who is energetic and ready to perform multiple maintenance and repair duties under the supervision of the Chief Engineer. This role is responsible for ensuring the operation, maintenance, and preventative maintenance work on the mechanical systems within a portfolio of mid-rise office buildings. The Junior Maintenance Engineer will be responsible for performing preventative maintenance for HVAC, energy management, plumbing, electrical and lighting in the buildings. This position requires a hands-on individual with a high level of initiative and professionalism to create and maintain the exceptional quality that defines our properties. This individual will need to prioritize work as the need of the hour presents itself, respond to emergencies as needed and report directly to the Chief Engineer.
Key Responsibilities:
· Perform preventative maintenance on equipment, troubleshooting of all aspects of building systems and report any discrepancies or problems to the Chief Engineer.
· Acknowledge and respond to all maintenance requests in a timely manner. Prioritize as needed.
· Conduct regular inspections to identify, record and report mechanical system issues, lighting, general areas integrity and other issues.
· Coordinate and oversee the work of external contractors as instructed by the Chief Engineer, ensure that repairs, installations, and upgrades are completed to the highest quality standards within budget.
· Research and make recommendations to Property Manager for more cost effective and efficient methods of operating and maintaining building systems.
· Ability to obtain and review proposals for all aspects of the property.
· Capability to perform basic wall, plumbing and minor electrical work for certain tenant build outs and other capital projects that may arise.
· Supervise vendors, enforce safety rules in work on property and be responsible for supply inventory control and purchasing.
· Additional duties and responsibilities as requested by the Chief Engineer or Property Manager.
· Employee will be required to be on-call 24/7 to respond to emergency situations, such as fire alarms, power failures, flooding, elevator entrapment, etc.
Qualifications / Skills:
· Ability to work independently with a hands-on, do-it-yourself approach that aligns with the needs of a lean team with fast-paced execution.
·A minimum of 5-10 years commercial building maintenance or comparable construction/repairs experience required. Experience in HVAC, electrical, sheetrock, painting and plumbing strongly desired.
· Strong problem-solving skills with the ability to diagnose and resolve complex mechanical system issues and ability to continuously prioritize urgencies.
· Work closely under the guidance of the Chief Engineer on familiarity with building codes, regulations, and industry standards.
· Effective communication skills, ability to exercise good judgement and a professional demeanor.
· Strong organizational skills and attention to detail and ability to clearly communicate about project details with contractors and relay them to the Chief Engineer.
Required Education, Experience, Licensing:
· A high school diploma or equivalent is required.
· Minimum of 5-10 years commercial Building Maintenance experience in office buildings or similar engineering experience preferred.
· Should be knowledgeable in using computers and familiar or knowledgeable in energy management systems.
· Construction knowledge and GC license with the ability to do minor construction work is a plus.
· Must have a valid Driver’s License along with auto insurance and reliable transportation.
