The Maintenance Technician reports directly to the Regional Manager within the Commercial Management Group. The Oldham Goodwin Maintenance Team is responsible for the maintenance, repairs, grounds, and upkeep of the assigned commercial properties that are located in the San Antonio area.
ESSENTIAL JOB RESPONSIBILITIES:
· A Maintenance Technician will inspect the properties, equipment, and systems for any issues. They will also perform general maintenance of the facility and grounds.
· Perform routine maintenance around the properties.
· Apply preventative measures to the building to reduce the risk of future problems.
KNOWLEDGE, EXPERIENCE AND SKILLS:
· Basic understanding of electrical, hydraulic, and other systems
· Demonstrated experience as a maintenance technician
· Physically capable of lifting 50 pounds
· Strong understanding of general maintenance processes and methods
· Experienced in operating a variety of equipment, including leaf blowers and small hand tools
· Working knowledge of tools, common appliances, and devices
· Outstanding written and verbal communication skills
· Excellent manual dexterity and problem-solving skills
· Coordinate and inspect work of outside contractors when necessary
REQUIREMENTS:
· Highly motivated, responsible, and professional individual with an ability to work both within a team, as well as with tenants.
· Maintenance Technicians are expected to visit/service multiple properties in a day.
· Can learn new concepts quickly and thoroughly.
· Understand HVAC systems (heating, ventilation, and air conditioning) and other mechanical systems. HVAC Certified preferred.
· Have the ability to change light bulbs and ballasts.
· Can perform simple plumbing repairs.
· Have a basic ability to tape, blend and paint walls, corners and ceilings.
· Have the willingness to aid in the upkeep of the cleanliness of all properties.
· Have the willingness to provide porter services to the properties, as needed.
· Open to working in other Divisions as necessary.
· Respond to maintenance requests in a quick and timely manner, completing work with a high quality that will satisfy our clients.
· Complete preventive maintenance duties promptly and stay on schedule while also completing regular maintenance requests.
· Complete any other related task given by manager.
· Utilize software (Yardi) to track and complete work orders.
