The Service Technician will assist the Service Supervisor in maintaining the safety and physical integrity of the facilities, grounds, and equipment. This includes ensuring a safe, secure and comfortable living environment for residents, visitors and staff. Under the direction of the Community Manager and/or Service Supervisor, performs repair and maintenance duties.
Essential Functions and Responsibilities
1. Performs all duties in accordance with safety guidelines and procedures.
2. Promptly responds to service requests and maintenance tasks as assigned. Performs daily minor and routine maintenance and repairs, and receives instruction from the Community Manager and/or Service Supervisor as required. Assignments may involve the following:
· Electrical
· Plumbing
· Water irrigation systems
· Boiler, gas and electric
· A/C and heating systems
· Fixtures and Appliances, i.e. ceiling fans, cabinets, washer/dryer
· Tile, carpet, flooring
· Ceiling leaks
· Painting & drywall
· Windows, shutters, doors
· Interior and exterior lights
· Door locks, mailboxes and locks
· Security systems
· Roofing, gutters, fasteners
· Stairs, gates, fences, patios, railings
· Pool areas, tile, Jacuzzi, pool furniture
3. Maintains awareness of the condition of the property throughout the community; immediately initiates action to correct unsafe conditions, e.g. broken steps, holes and burned out exterior lights.
4. Assists with make-ready efforts as required to meet deadlines.
5. Adheres to the safety and maintenance standards established for equipment operations, the completion and documentation of routine maintenance, fire safety, and the management of hazardous materials, e.g. solvents, flammables, and caustics.
6. Performs work area clean up and safety related duties on a daily basis. Ensures work and storage areas are locked when not in use.
7. Under the supervision of the Community Manager and/or Service Supervisor, maintains major equipment and furnishings in a safe, operable condition.
8. Transfers appliances and furnishings from storage area to apartments as circumstances warrant. Ensures transfer is documented in equipment logs.
9. Inspects and maintains all tools in excellent condition.
10. Knowledgeable of spare parts and supplies inventory; notifies Community Manager and/or Service Supervisor of shortages.
11. Conducts all business in accordance with company policies and procedures, and appropriate government laws and regulations pertaining to employers and apartments.
- At least one year experience in property maintenance or equivalent field.
- Must be skilled in the safe use of tools & equipment used for general maintenance and repairs. These may include:
Hand Tools – wrenches, hammers, grips, saws, snips, posthole diggers, etc.
Power Tools – grinders, sanders, drills, saws, etc.
User-Moved Aids – wheelbarrows, dollies, hand trucks, ladders, jacks, etc.
Mechanical Equipment – motors, pumps, compressors, blowers, etc.
Measuring Devices – calipers, various meters, PH tests, gauges, etc.
