Job Overview
The Operations Manager, Research Properties is responsible for the overall leadership of building operations and maintenance staff performance for a given portfolio.
This position develops, implements, and maintains written operation and maintenance policies, preventative maintenance schedules and other related documents.
The Operations Manager works closely with the General Manager and Property Managers to: develop written scopes of work for building equipment repair/replacements; select vendors; solicit proposals; and recommend contracts for award.
The ideal candidate has a background as a Chief Engineer or Facilities Manager in a hospital or data center environment, with extensive experience in CapEx Project Management, and has a deep understanding of mission critical building systems and equipment.
Responsibilities:
- Manages building engineering and maintenance staff at the assigned portfolio. Assigns work activities as necessary to achieve required goals and operating commitments for the properties.
- Works independently and with third party consultants to document, bid and execute capital and significant repair projects. Tracks project cost, completion, and ensures that work is completed to plan. Performs final inspections and obtains close-out documents.
- Reviews construction drawings for adherence to building standards and completeness. Coordinates vendor building access and issues hot work permits.
- Responsible for technical writing of RFPs, SOPs, Safety Plans, PM routines, Policies and Fire & Evacuation Plans.
- Oversees compliance with related building codes and requirements. These include, but are not limited to building envelope, fire life safety, electrical, heating, ventilation, air conditioning, vertical transportation, potable water quality, process water treatment, sanitary discharge, indoor air quality and employee safety.
- Supervises routine building inspections and maintains building condition assessments. Develops five-year capital needs assessment and associated budget.
- Supervises Chief or Lead Building Engineers, develops equipment preventative maintenance instructions, schedule, and budgets. Reviews department metrics/ KPIs and works with staff to achieve assigned goals.
- Reviews both internal and external maintenance and building operating expenses and seeks to improve efficiencies and control expenses within the department.
- Tracks energy consumption/ spending and analyze trends. Develops energy and water savings strategies to comply with city, state, federal reporting requirements such as Energy Star Portfolio Manager and other similar programs.
- Develops vendor relationships to aid in competitive bidding for services at the managed portfolio.
- Develops and monitors recordkeeping systems to maintain building documentation such as plans, warranties, equipment manuals, service history and inspection reports. Coordinates with tenants and authorities having jurisdiction to provide copies of inspection and service reports as requested.
- Serves as a technical resource to the property management team, establishes training and knowledge transfer opportunities for the maintenance team as it pertains to building regulations and/or best practices.
- Collaborates with property management teams to address customer relation issues as needed.
Qualifications:
- Ability to understand and interpret design documents, manufacturer’s specifications, and written operational procedures. CAD software experience preferred.
- Strong communication and interpersonal skills to ensure teamwork and positive client/tenant relations
- Ability to organize and prioritize tasks to ensure accuracy and timely completion
- Strong analytical skills and aptitude for mathematics
- Capable of walking, climbing stairs and ladders
- Proficient in Microsoft Word, Excel, Building Automation Software and related work order programs
- Enrolled in an industry related professional organization (e.g., BOMA, IFMA, AEE, etc.)
- Strong working knowledge with HVAC, plumbing, electrical, life safety and building automation systems
- Must have a valid driver’s license and reliable transportation
- 24-hour availability for emergencies.
Job Type: Full-time
Pay: $105,000.00 - $130,000.00 per year
