JOB
Under the general supervision of Building Maintenance Coordinator, performs general HVAC maintenance and equipment repairs for all City-owned facilities including mechanical, electrical, plumbing and related duties as assigned. Responsibilities include skilled work in the repair, installation and maintenance of all City-owned heating, ventilation, air conditioning units, chillers and air handlers. May serve as a Maintenance Mechanic in times of need as directed by leadership. Work is reviewed through observation and competed work orders for results obtained.
EXAMPLE OF DUTIES
Installs, inspects, repairs and maintains air conditioning and heating units, refrigerators, ice machines, drinking fountains, and chilled water systems in all city facilities.Installs, inspects, troubleshoots, repairs, calibrates and maintains chillers, direct expansion systems, electric blast coils, immersion coils, pumps, fans, starters and related equipment; reads blueprints, sketches, and schematics.Performs routine maintenance, including cleaning systems and duct work; replaces filters and pads; adjusts belts; replaces or repairs motors and supply lines; checks and repairs leaks in heating systems or gas lines; conditions safety valves; recharges refrigerant systems.Ventilates equipment and controls to make sure they operate continuously and efficiently; performs regular maintenance work on cooling units.Adjusts airflow and balance of air to meet office and building requirements.Performs initial settings and final adjustments of refrigeration and air conditioning systems; modifies existing installations.Maintains the Trane Tracer Summit Systems.Operates a variety of standard and specialized hand and power tools.Maintains service records, and work orders, and completes reports on all jobs performed. Maintains EPA Certification, which is required for the purchase and installation of all AC system gases.Places orders for all parts, chemicals and filters for equipment. Maintains assigned vehicle by reporting problems, damages, and maintenance needed to supervisor.
