Job Summary:
As HVAC Construction Manager, you will lead the HVAC construction department and oversee all construction activities. You will work closely with Estimating during project bidding activities, bid submission, contract negotiation and operations turnover. You will work closely with the client and deliver all projects within budget and on time. You will manage multiple concurrent projects for one or more commercial retail clients simultaneously. You will manage multiple employees as well as sub-contractors.
Duties and Responsibilities:
- Create and execute project work plans, including tracking and reporting resource availability, and revise as appropriate to meet changing needs and requirements.
- Organize, review and analyze drawings, construction documents, and specifications.
- Identify resources needed and assign individual responsibilities, establishing clear project roles and responsibilities.
- Maintain schedules, deadlines and profit margins.
- Understand contractual terms and conditions before and after negotiations.
- Plan to prevent problems and resolve any emerging ones.
- You will be the main point of contact for all upper-level project communication both internally and direct to customer.
- You will be the liaison between the customer and our field operations.
- You will manage multiple Project Managers and closely monitor their performance.
- Provide status updates on timelines and budgeted costs, complete documentation for change orders.
- Resolve and/or escalate issues in a timely fashion.
- Prepare internal and external reports pertaining to job status
- Work closely with PMs/ Estimating during takeoff generation.
- Assemble accurate and well-organized estimates and proposals in a timely manner for stipulated price, design-build and construction/project management formatted projects.
- Negotiate terms of agreements, draft contracts and obtain permits and licenses
- Working with Estimating and Project Managers during bidding, negotiation, and post bid process
- Organize sub-contractor's quotations before bid submission, negotiate to ensure quotes meet contract documents and issue proper documented purchase orders.
- Communicate effectively with project teams to identify needs and evaluate alternative business solutions.
- Manage the team and overall planning for the department: communication, project risk, change management and training.
- Facilitate team and client meetings effectively.
- Work closely with Construction Coordinator while reviewing project performance, job status and progress updates, job and contract level notes, billing, and closeout.
- Maintain all relevant warranty documents and communicate these with the applicable Service department managers.
- Visit and inspect job sites to monitor production / quality assurance and safety.
- Drive all aspects of safety. Including PPE, Driving, vehicle maintenance, internal safety programs and Company owned equipment.
- Assist in current and future forecasting.
- Review and approve invoices with Construction Administrator.
- Mentor Project Managers in establishing and achieving development goals.
- Drive accountability and enforce standards.
- Closely monitor P&L and continually compare accruing job costs to estimated job costs.

Desired Skills, Certifications, and Education:
- Ideal candidate will have 10+ years combined HVAC field operations and management experience.
- Ideal candidate experience:
- Minimum 5 years' grocery/ commercial/ industrial, HVAC construction management experience.
- Minimum 5 years' HVAC cost management experience. (Forecast, Billing, P&L)
- Minimum 2 years' experience in estimating/ business development.Have completed a project management course within last 3 years
- - preferred.
- Ideal candidate will have strong knowledge in comfort and process cooling/ dehumidification equipment change-out, new installation, retrofit and design.
- Contract review and negotiation experience required.
- Ability to review and understand existing and new customer contractual obligations.
- Ability to accurately review and understand engineered drawings, submittals, and customer/ project specifications.
- General knowledge with HVAC controls systems required. (BACnet, Danfoss, Etc.)
- Must have strong Word, Excel, and PowerPoint skills.
- OSHA 30 certified.
- EPA certified.
- TDLR registered or certified.
- Demonstrated commitment to providing the highest level of service to all customers.
- Proven ability to deliver high-quality projects on time and within budget.
- Knowledge in design build/ design assist - preferred.
- Knowledge and experience with submittal generation, review, and approval required.
- Ability to maintain relationships with vendors, manufacturers, and sub-contractors.
- Ability to identify areas of achievable improvement and implement solutions.
- Ability to closely monitor job performance, job cost, invoice comparison and approval.

Physical Requirements and Working Conditions:
Normal office environment - Occasional light lifting of office equipment, materials, and boxes; frequent walking and standing; requires dexterity in use of fingers for the operation of computers and other office equipment. Regularly required to sit; occasionally required to stand; walk; occasionally lift and/or move up to 51 pounds; Typically, quiet.
Construction/ jobsite environment - Occasional light lifting of job-related materials, boxes. Frequent walking, climbing, and standing. May be hot/cold/ and possibly noisy, requiring ear protection. Often typical PPE is required while onsite (Hard hat, eye/ ear protection, gloves, closed toe footwear, reflective vest). Visiting jobsites before, during and after construction activities may require operating a scissor lift, climbing staircases, ladders, and opening roof hatches to gain access to working areas. May require use of flashlights or temporary drop lighting.
