A well-respected regional Owner/Property Management Company is looking for a full-time Maintenance Supervisor for a new apartment community located near Greenfield, IN which is currently under construction. The community will be the first of several to be built in the development and will consist of 204 units. Candidates must be able to read, write, and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents. Only motivated/self-starters with experience should apply for the position.
Initial responsibilities during construction:
- Securing the completed buildings daily prior to tenant move-in.
- Troubleshooting systems and equipment that are not working properly.
- Recommending and making adjustments as necessary.
- Installing light fixtures, hanging pictures, putting furniture together, etc.
- Installing doors, hardware and adjusting items for better functioning.
- Placing and connecting appliances in the units and clubhouse.
- Organizing and equipping the maintenance shop
- Be in constant communication with the VP of Construction and Development and Property Manager as the buildings are completed.
Additional Duties and Responsibilities once construction is complete:
- Acts as a team leader for the maintenance staff and delegates, supervises and directs the work of the department.
- Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the property, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry wall, exterior structure and appliances.
- Ensures the maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
- Manages the inventory of vacant apartments to support the marketing and leasing efforts; schedules contractors and employees in completing the turn process and inspects ready apartments for move-in quality.
- Schedules, organizes and performs various preventive maintenance functions and ensures the Preventive Maintenance Program is followed in order to maintain the highest community standards.
- Completes regular property inspections.
- Works with maintenance staff to maintain grounds and common areas and keeps them free of trash and debris.
- Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, water heaters, HVAC units, boilers, furnaces, trucks, snow removal equipment, etc.
- Recommends the repair or replacement of any interior and/or exterior areas needing attention.
- Ability to track and monitor inventory materials.
- The Maintenance Supervisor & Techs must be willing to work some evening, weekend and on-call shifts as well as emergencies.
- Understands and complies with Fair Housing laws and standards.
Requirements
- A high school diploma or equivalent is preferred, trade and/or technical school training a plus.
- Must be able to demonstrate an understanding of mechanical and electrical systems and functions.
- A minimum of three years hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Supervisory experience is a must for the Supervisor Position.
- Basic knowledge of current codes and regulations and excellent communication, organizational, budgeting, and supervisory and leadership skills required.
- Must be detail and multi-task oriented and possess strong motivation, team building, customer service and time management skills.
- Must be able to lift and work with heavy equipment.
- Valid driver’s license along with good driving record is REQUIRED and proof of current auto insurance is REQUIRED.
- CPO is REQUIRED
- HVAC certifications REQUIRED
