Manages the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs. Review time sheets and review for accuracy and approve on time for each pay period. Check all appliances, sinks, faucets, commodes, drapes, blinds, etc. Review condition of floors, walls, linoleum, tile, etc. And alert Property Manager to work that will require contracted services. Monitors make ready progress and inform Property Manager Work/coordinate with Property Manager when necessary on special maintenance projects. Work/coordinate with Property Manager, when necessary, on special maintenance projects. Work with Property Managers in managing the budget and expenditure. Manage adequate inventory of supplies in order that work is not delayed.

Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Willing to work a flexible schedule to accommodate after-hours and weekend emergencies. Promotes a positive image of the apartment community and management company.

Required skills to perform effectively:
