Job Summary:
The Maintenance Technician reports directly to the Maintenance Supervisor and Property Manager. The Maintenance Supervisor is responsible for performing and overseeing the day-to-day maintenance operations, ensuring that the overall physical aspects of the property meet the company’s standards and any applicable laws. This position is also responsible for quality control, purchasing and supply management, budgeting, risk management, and personnel administration.
Essential Responsibilities:
Perform routine interior and exterior community maintenance as scheduled & requested, including but not limited to the following:
- Schedules, monitors and/or performs preventative maintenance at assigned properties.
- Coordinates the day-to-day operations of the properties.
- Assists Property Manager with interviewing and hiring maintenance staff.
- Directs and supervises daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.
- Train and coach all maintenance team members.
- Consults with Management to determine and implement associate performance actions, which includes raises, promotions, discipline, terminations, etc.
- Performs and oversees maintenance functions.
- Participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
- Manages and responds to resident maintenance issues and repairs by responding promptly and professionally.
- Inspects apartments before and after move-in and move-outs.
- Performs property inspections on a regular basis to maintain cleanliness and identify possible safety concerns.
- Responds to on-call services during the assigned rotation, emergency maintenance work, or as needed due to staffing shortages.
- Manages vendor selection and vendor relations to ensure quality performance.
- Obtains bids from outside contractors and oversees contractor work for completeness.
- Prepares, executes, and monitors maintenance budget and ensures expense control.
- Purchase maintenance supplies for the property while staying within the planned budget.
- Communicates daily with Property Manager regarding the overall maintenance function at the property.
- Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all residents.
- Promote and participate in Company-sponsored training programs and ensure maintenance team members participate in all training classes within required time frame.
- Inventory stocked items, replenishing when needed.
- Responsible for snow removal, if applicable, according to Company policy.
- Accurately maintain key control system in accordance with Company procedure.
- Complies with all Parktown Living standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Perform additional duties as assigned or necessary.

While performing the duties of this job, the employee is frequently required to include sitting and standing for prolonged periods of time as well as climbing, balancing, stooping, kneeling, squatting, crouching, crawling, reaching, pushing, pulling, and handling tools and other items. Employees must be able to physically access all exterior and interior parts of the property and amenities.
Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs.
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods oftime as well as type.
Education and Experience:
Employment history that demonstrates the application of knowledge and skills sufficient in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices. Working knowledge of OSHA standards and MSDS regulations. At least 3 years or more experience of supervising a maintenance team. High school diploma or GED; college or technical degree is preferred.
Computer Skills:
Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for supervisor’s use. Property management system experience is preferred.
Certificates and Licenses:
Employees must have EPA certifications Type I and II or Universal for refrigerant recycling, a valid Certified Pool Operator or a Certified Spa and Pool Operator certificate as well as all certifications required by State and Local jurisdictions. Current valid driver’s license required.

This is a full-time position with a competitive salary range of $29 to $33 per hour, based on experience. We offer benefits including 401(k), paid time off, health insurance, dental insurance, and more.
