Position Summary
The Maintenance Technician in collaboration with the Assistant Director of Maintenance of Humility of Mary Housing Inc. (HMHI), other Maintenance and Housing/Property team members, is responsible for the basic custodial and maintenance service we provide for Humility of Mary Housing properties. Reporting to the Assistant Director of Maintenance, the Maintenance Technician will be responsible for keeping up with property maintenance and custodial issues as they arise.

Daily and Ongoing Maintenance (Maintenance Technician)
- Prioritize work orders in concert with the Property Manager.
- Complete repairs listed on work orders within the standards and timeframes set by company protocol.
- Maintain ongoing communication with Property Manager and resident on progress with repairs/work orders.
- Document work order completion per company procedure.
- Complete and document monthly interior and exterior inspections using the established forms.
- Complete repairs identified in monthly inspections, or arrange for contractors to complete repairs within standards and timeframe established by company protocol.
- Serve as the 24 hour emergency on call technician for assigned property.
- Respond to and complete emergency maintenance repairs within the standards and timeframe established by company protocol.
- Management of all building service contracting such as yearly backflow testing, sprinkler testing, elevator testing, landscaping, and snow removal.
- Complete unit inspections in concert with the Property Manager, noting areas needing repair and completing repairs within standards and timeframe established by company protocol.
- Other duties as assigned
Unit Turnovers (Maintenance Technician)
- Work with the Property Manager to ensure a unit is vacant and ready for turnover.
- Complete walk through and checklist with Property Manager for all repairs and cleaning needed.
- Dispose of all personal items left behind by the tenant.
- Complete any and all maintenance repairs.
- Paint or arrange for painting of the apartment in consultation with the Property Manager and Director of Resident Services.
- Complete cleaning of unit.
- Ensure completion of turnover within company established protocol, when there are extenuating circumstances requiring additional time, the Property Manager shall be notified and approval granted by the Maintenance Manager and the Director of Resident Services.
- Other duties as assigned.
Scheduling and coordination of contracted services (Maintenance Technician)
- Submits for approval to the Maintenance Manager and the Director of Operations all contracts for services. Upon approval, the maintenance technician will arrange, in concert with the Property Manager, for the scheduling of services/repairs by the contractor. Contracted repairs may include the following:
- Landscaping, including trimming of trees, shrubs, and bushes, fall and winter clean up, and grass cutting. Removal of all dead shrubs, trees, and bushes are contracted on an as-needed basis and require prior approval.
- Snow removal in parking areas. In some cases, the Maintenance Technician is responsible for snow removal on the sidewalks.
- All equipment that requires yearly inspections, such as backflow testing, elevator inspections, fire system inspections, and boiler inspections.
- All exterminating services.
- Electrical installation and repair.
- Carpet installation.
- Window and Door replacement.
Qualifications
- General building maintenance skills.
- Versatile and adequate organizational skills.
- Ability to work independently and make decisions.
- Valid driver’s license and reliable transportation.
Working Conditions
While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.
