We’re looking for a hardworking Rental Maintenance Technician to join our team! You’ll make sure our rental properties are highly maintained, our tenants are professionally served with pride and respect. You will assist the team by identifying future problems during service calls, communicating observations, and providing cost-effective service. The ideal person for this job is a reliable team player and a problem solver who has prior rental maintenance or residential construction experience and enjoys a "something different everyday" type of position.
Compensation:
$20 - $25 hourly
Responsibilities:
- Take additional maintenance requests as assigned
- Inspect the building for any structural damage to windows, doors, walls, and perform necessary repairs
- Develop and execute preventative maintenance measures to keep our equipment operating efficiently and prevent any safety risks
- Record when any equipment was serviced and repairs were made
- Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to make sure they’re operating efficiently and make any needed repairs
- Promptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, carpentry, painting, exterior structural, HVAC (minor), and appliances)
- Provide excellent customer service and promote a quality living experience for all tenants
- Regularly communicate with property manager via multiple platforms including CRM, call/text, and other information technologies
- Complete scheduled visits throughout the resident's lease term to perform proactive maintenance and repairs to reduce future reactive maintenance service requests
- Complete property condition assessments at all property visits and submit to property management to remedy items that require immediate attention
- Perform repairs to vacant properties prior to and while they are on the market or during the turn process
- Properly utilize and care for company-supplied tools, materials, and vehicles following all operational/safety policies
- Plan and implement preventative maintenance procedures to maximize equipment operations and minimize safety risks
- Perform other duties as assigned
Qualifications:
- Must have graduated from high school/received GED or equivalent
- Over 2 years of maintenance experience
- Superb attention to detail, work ethic, and communication skills
- Should be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems
- Flexible availability for on-call maintenance requests on nights and weekends
- Strong understanding of maintenance equipment, techniques and procedures
- Ability to use mobile device/technology (i.e. iPad and/or iPhone) and various mobile applications
