Job Description
Hobbs Properties is seeking a permanent, full-time Maintenance Technician to join their team of experienced professionals. The ideal candidate has 2-5 years Commercial Real Estate or comparable work experience. The Maintenance Technician reports directly to the Hobbs Properties Facilities Maintenance Manager and supports the Property Management team.
Responsibilities:
Perform a variety of maintenance activities, including interior and exterior repairs and maintenance and preventive maintenance programs for office, retail and residential properties.
- Utilize automated work order system to address tenant requests and preventative maintenance activities
- Perform repair & maintenance duties, which include: HVAC, Electrical & Lighting (change bulbs & ballasts), Plumbing, Safety and Security, and General Building & Exterior Maintenance
- Work with vendors to ensure that work is completed per estimate or contract.
- Respond to tenant and company-generated requests and critical facilities issues completely and in a timely manner.
- Work with Maintenance Supervisor to ensure that properties are in compliance with local, state and federal regulations.
- Provide light janitorial duties. Patrol and pick-up trash daily along building exterior and parking lots, interface with landscaping and janitorial vendors, ensuring that properties are clean and present well.
- Provide after-hours on-call maintenance services for all Hobbs Properties’ assets.
- Follow all safety protocols.
- Perform related duties as required.
Requirements:
- High School Diploma or equivalent, plus 2 -5 years of related employment experience, or any equivalent combination of education/experience.
- Ability to stand, walk, climb stairs and ladders, reach-lift-pull-push, balance, crouch, crawl, kneel, lift and carry up to 80 pounds. Job requires exposure to paints, chemicals, extreme heat and cold temperatures, heights and natural environments.
- Good communication skills (both oral and written) and ability to interface with various user groups including tenants, vendors, owners and internal team members.
- Valid NC Driver’s license.
- General computer skills. Must effectively use email, tenant and building database systems.
- Drug test, credit screening and criminal background check required prior to employment

Job Type: Full-time
Pay: $20.00 - $25.00 per hour
