Position Summary:
The Maintenance Technicianutilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, equipment and grounds. Working under limited supervision, the Building & Operations Engineer monitors building system operations and performance, and utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling in performing their duties.
Essential Functions and Responsibilities:
- Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities, achieves environmental conditions and keeps costs at a minimum.
- Performs assigned repairs, emergency and preventive maintenance for mechanical, electrical, plumbing and HVAC related equipment. Organizes maintenance and repair records as required.
- Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
- Oversees and inspects the work performed by outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning.
- Troubleshoot operations failures and re-establish building services under minimal supervision.
- Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.Responds to tenant requests.
- Maintains the building lighting system, including element and ballast repairs or replacements.
- Performs welding, carpentry, furniture assembly and locksmith tasks, as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- High school diploma or GED required; Associates or Technical degree in a related area is preferred
- 3+ years relevant work experience
- Valid drivers license and an insured vehicle - preferably a truck.
- Strong mechanical aptitude.
- Strong organization skills: use of computer to create maintenance plans, inventories and charts.
- Strong customer service orientation and the ability to professionally respond to tenant requests
- Ability to work overtime when necessary.
- Universal CFC or HVAC certification preferred
- Additional certification in one or more of the following areas is preferred:Electrical, mechanical, painting, plumbing, or carpentry
