Overview
Under general supervision of the Maintenance Supervisor, the Turn Technician is responsible for completing maintenance items required to prepare vacant units for new residents in a timely and efficient manner as well as responding promptly to resident service calls as needed.
Location: Student Housing, South Bend
Hours: Monday through Friday, 8:00am – 5:00pm; on-call rotation required
Responsibilities
- Complete the “make-ready” process to prepare vacant apartments for leasing and new move-ins to include pre move-out inspection, creating a “punch” list, scheduling
- vendors (If-applicable), obtaining needed supplies and materials, completing all maintenance repairs, and inspecting completed work.
- Documenting each unit turn with a make-ready checklist and submitting it to the Maintenance Supervisor and/or Property Manager
- Complete work orders, interior and exterior repairs including, but not limited to; electrical, plumbing, HVAC, drywall repair, painting, carpentry, appliances or any other maintenance related tasks requested by Maintenance Supervisor and/or Property Manager
- Ensure compliance of all work-related activities in a fair, ethical and consistent manner
- Assists in maintaining grounds, common areas, and amenities by picking up trash, debris and pressure-washing achieving excellent curb appeal at all worked communities
- Assist in preventative maintenance walks, documentation and general repairs of the buildings’ exterior and interior systems
- Assist with maintaining swimming pool and spa (If-applicable), snow/ice removal, moving furniture, appliances and unloading/storing supplies
- Follow all safety guidelines while completing any assigned work
- Participate in the on-call rotation at designated property(s)
- Report any observed violations of property rules and regulations to Maintenance Supervisor/Manager and/or Regional Manager
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop(s) by tracking inventory used and alerting supervisor of items needed
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that work can be appropriately documented and tracked
- Other duties as assigned
Qualifications/Requirements
- Must possess a valid U.S. Driver's License and auto insurance
- Proficiency in turnovers, HVAC, plumbing, appliance repairs, and electrical troubleshooting
- High school diploma or equivalent
- Must have your own hand tools
- Ability to perform physical tasks, including lifting heavy objects (up to 50 lbs), climbing ladders, and working in confined spaces
- Pass motor vehicle and criminal background check
