HVAC will work a normal 40-hour work week but must be available to work any day throughout the year, including holidays, weekends, and be on call 24 hours a day. He/she will be responsible to the Mall Manager. He/she is responsible for the complete physical maintenance of the common area HVAC units. Preventative and periodic maintenance is essential. Depending on lease agreements, may also service tenant units including major stores. Must be able to travel to other properties as designated by Property Management. He/she will be an active part of the maintenance department and should be able to handle the maintenance tech’s duty in his/her absence; thus, a copy of the Maintenance Tech Job Description is attached and becomes a part of the HVAC tech job description.
Essential Duties and Responsibilities
- Maintain HVAC rooftop units for Mall common area, all small shops, and major tenants* (includes all preventative maintenance) as per leases.
- Roof maintenance, security, cleaning, leaks, gas problems, hose bibs, drains, and general upkeep
- Maintain skylights, smoke hatches, all roof penetrations
- Maintain electric heaters in Mall common areas, such as compactor rooms, riser rooms, service corridors, electric rooms
- Maintain ventilation system in Mall common areas, such as restrooms, electric rooms, compactor rooms, and vestibule areas
- Emergency generator system upkeep, testing, and periodic maintenance
- Ceiling tile replacement and repainting
- Maintain and clean all diffusers, smoke registers, and immediate surrounding ceiling area
- Maintain and inventory HVAC equipment, equipment cage, and complete filing system per unit to include tenants
- Assist general maintenance with electrical/mechanical problems, when necessary
- Assist general maintenance with fire alarm system
- Prepare monthly reports, prepare quarterly reports
- Prepare purchase orders
- Update equipment supply inventory, all filters, motors, consumable parts.
- Assist maintenance with duties as directed by Mall Manager
- Communication skills
- Coordinate various trades and vendors to complete a job
- Possess knowledge of local and national codes
- Utilize proper measures to ensure safe working conditions while maintaining all equipment used in the maintenance and replacement of HVAC units
- Assist in the inspection, testing and repairs, troubles and alarms during hours and after-hours (be on call) in the common area and in tenant spaces.
- To monitor and inspect fire hydrants and any other duties associated with fire protection.
- Assist with installation of holiday decor
Qualification Requirements
Education and/or Experience
- Minimum GED required
- Minimum of 3-5 years commercial to light industrial
Knowledge/Skills
- Electrical, plumbing, roofing, Math, Physics, Theoretical HVAC
