If so, the Department of Parks and Recreation, Prince George’s County is where you want to be! We’re looking to fill a Campus Maintenance Superintendent role at our newly opened Largo HQ campus. In this role, you’ll be responsible for managing, implementing, and maintaining building management systems for two office class buildings and a park housed within a large and highly publicly visible complex. You’ll perform preventative maintenance and repairs in the area(s) of your proficiency, conduct inspection and/or assessment of building systems and grounds of the HQ campus, and respond to repair calls for all building systems. You’ll also manage and schedule staff, maintain records and files, draft reports including RFQs, and coordinating with engineers, contractors, and inspectors to resolve actual and potential problems all while serving as the subject matter expert for conservation opportunities at Largo HQ.
This position falls within the Facility Services Division (FSD) the largest Division within the Department of Parks and Recreation, Prince George’s County. We provide high quality maintenance and maintenance support services for all of the parks and recreation facilities. FSD has six (6) major work areas: Fleet Management, Buildings & Structures (Trade Shops), Horticulture & Forestry, Major Maintenance & Inspection, Critical Projects (Heavy Equipment/Roads and Grounds, Sustainability, Aquatic Maintenance) and the Administrative section.
The Campus Maintenance Superintendent will perform as a key member of the Largo HQ Complex maintenance team and will work solely at the Largo HQ campus. The successful candidate will work under general supervision performing a wide range of duties related to: commission practices regarding recycling, disposal of materials, and safety; scheduling maintenance inspections required by Federal, State, and local codes and regulations; and investigating and resolving building service requests and complaints from building occupants, management, and the general public. This work is highly collaborative in nature and requires an effective team player.
1. Manages the overall maintenance of building management systems; such as energy management, security, elevator, heating, ventilation, HVAC, electrical, and plumbing associated with the Largo HQ Campus and performs oversight word of proficiency. Schedules preventative maintenance and repairs for other systems with certified contractors or staff as appropriate.
2. Functions as Maintenance Superintendent by:
- Conducting inspection and assessment of building systems and grounds at the Largo HQ Campus. Investigating and resolving building service requests and complaints from building occupants, management, and the general public.
- Testing safety devices and controls and providing recommendations for minor adjustments and repairs of all systems where appropriate.
- Completing major adjustments or repairs in area(s) of proficiency.
- Responding to all repair calls. Assigns and leads activities of lower grade employee(s) in a variety of duties related to any one of the skilled trades required for building maintenance. Coordinates snow removal as necessary.
- Planning and scheduling work to building systems or preventative maintenance as required.
- Researching, planning, and coordinating activities, programs and personnel both internally and externally to accomplish objectives. Maintains administrative records and files in accordance with Commission policies and procedures.
- Scheduling all maintenance inspections required by Federal, State, and local codes and regulations. Ensures work is completed to remain in compliance.
- Communicating with FSD leadership and the ELT to ensure understanding of scope of repairs, renovations, timelines, budget challenges, and etc. on a regular rolling basis.
3. Writes routine/draft administrative reports including requests for quotes. Reviews and recommends approval of routine quotes, payment of invoices and purchase orders, and petty cash receipts.
4. Confers and coordinates with engineers, contractors, and/or inspectors to explain, clarify, and resolve actual and potential problems with the maintenance and repair of all systems. Acts as liaison with contractors servicing building systems.
5. Ensures safe and efficient work practices are followed, checks sites for potential hazards, applies safe and effective methods for machine operation, maintenance, and storage. Uses personal protection equipment (PPE) as necessary.
6. Ensures a consistent level of customer service for all staff, visitors, and users of Largo HQ and responds promptly to emergencies as they arise.
7. Maintains knowledge of new operation practices, equipment, and technology related to job duties through: certification, training, and continuing education programs; attendance at professional seminars and conferences; and informal exchanges of professional information. Also maintains an inventory of equipment, tools, and assigned vehicles for the Largo CampusTeam.

C. Skill and ability to (1) test instruments, tools and equipment; (2) use methods and practices in the assembly, adjustment, repair, installation and maintenance of equipment for buildings and facilities; (3) complete work orders through computer-based tracking systems; (4) work at heights; (5) perform First Aid, cardiopulmonary resuscitation (CPR) and automated external defibrillator (AED); (6) calculate fractions, decimals and percentages; and (7) operate office equipment, computer and software used in the Commission such as email, word processing and spreadsheets.
D. Skill in problem solving to select, organize and logically process relevant information (verbal, numerical or abstract) to solve a problem. Examples include understanding and applying principles to solve practical problems.
E. Skill in communication to understand verbal and written information (including facts, descriptions and ideas) and to express such information so that others will understand. Examples include reading, interpreting and communicating requirements for: as-builts, blueprints, building plans, sketches or schematic drawings to determine the type of equipment, materials and methods to utilize; reading blueprints and equipment manuals pertinent to the position; reading and writing routine reports, correspondence and instructions.
F. Interpersonal skills to interact effectively with contacts in a businesslike, customer service-oriented manner; this includes skill in establishing and maintaining effective working relationships and working as a member of a team.
Working Conditions Performs indoor and outdoor work, may be exposed to: varied weather conditions; confined spaces; heights; dirt; noise; dust; fumes; and electrical systems. On call to work during emergencies. Positions in this class occasionally remain in a stationary position; move about inside the office and outside; operate vehicles; tools and equipment; ascend and descend ladders and stairs; and use hydraulic lifts. Positions self to complete manual work; use hands to perform preventative and other maintenance tasks; and moves equipment, tools and objects weighing up to 100 pounds.
