Regional Maintenance Supervisor Job Summary:
Reports to: Regional Property Manager
Supervises: Supervises entire on-site maintenance staff including but not limited to: Maintenance Technician(s), and maintenance subcontractors, 3rd party contractors and contracted service vendors, for a multi-site portfolio.
Wage Status: Exempt (Ineligible for overtime)
Job Description: The Regional Maintenance Supervisor is highly skilled in Facilities Management and maintenance lead. The ideal candidate needs to be a reliable, trustworthy professional who is responsible for the technical operations of the property. This includes ensuring a safe and secure living environment for residents, visitors and all employees. The role has responsibility for ensuring the reliable operation of the building management systems through the development of preventative maintenance and service plans. Post Brothers manages Class A residential apartments. Superior customer service and constant professionalism is critical to being successful in this position.
Key responsibilities

Effectively leads, manages, trains Associates. Assigns work orders and provides technical assistance to maintenance associates across multiple properties, or a property portfolio.

Inspects vacant units, ensuring turnovers are completed within a timely manner, and scheduling outside 3rd party vendors to assist with turnover as needed.

Manage system leaks and full remediation to avoid potential mold issues.

Maintain overall HVAC repair, filter replacements, mechanical equipment maintenance, and service HVAC complaints and logs.

Reviews contracts and makes recommendations for approvals.

Manages subcontracted service providers and documents work and product quality.

Facilitates technical training and technical skill development for property associates.

Remains aware of the condition of physical property throughout the community and immediately corrects any unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.

Establishes and implements auditing procedures for maintenance inventory. Monitors inventory levels while remaining within established budgets.

Record keeping of yearly, monthly, and quarterly required service, and critical documents, such as certifications of critical systems.

Checks HVAC systems functioning and adjusts accordingly for outside temperature based on season and weather extremes..

Monitoring of chemical treatment systems, including monitoring of any pools, spas, and associated pool equipment, for adjustments as needed and to ensure proper equipment operations and cleaning as needed.

Walk-through inspection of building spaces regularly to check for temperature irregularities.

Reviews work order logs and sets priorities for work order completion.

Experience in building and managing building maintenance preventative maintenance programs.

Maintains accurate records regarding preventive maintenance, work order management, ensuring expenditures in line with budget expectations.

Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis.

Ensure building integrity through planned inspections of roofs and siding to ensure structural integrity.

Conducts all business with integrity in accordance with company policies and procedures, local, state and federal laws, OSHA, ADA, Fair Housing, etc.

Work closely with Property Management teams to ensure quality services are provided to residents from the perspective of building integrity and building systems.

Assists in the selection of maintenance associates. Provides feedback for performance reviews and recommendations for training.

Maintains and communicates HAZCOM standards. Keeps MSDS sheets current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.

Qualifications / Experience:

Collegiate degree, or equivalent Trade School Degree in HVAC, plumbing, or another trade.

HVAC Certification
-
10 years of maintenance, construction, or Project Management experience, or a combined experience level in an elevating career pattern.

Minimum 5 years’ experience leading a maintenance organization team.

Advanced knowledge of building controls, mechanical systems, and equipment including Exterior grounds, HVAC, plumbing, electrical, and Life Safety systems.

Proficiency in building practices and standards.

Valid Driver's License and reliable transportation required.

Ability to perform heavy lifting (at least 50 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, kneel, stretch, and perform other physically demanding duties as directed.
