Position: HVAC Maintenance Technician
Location: Maintenance and Operations Service (MOS)
Schedule: 6:00am-2:30pm, Monday - Friday
Work Year: 260 paid days per year
JOB SUMMARY: Under general direction of the Manager of Maintenance and Operations Systems to perform skilledjourney-level duties in Heating and Air Conditioning service and repair as well as general maintenance of district facilities. The HVAC Maintenance Technician is responsible for maintaining heating/air conditioning identifying repair/replacement needs necessary to maintain equipment and systems; operating, maintaining pumps, providing necessary information on the proper uses of the equipment; and ensuring adequate materials are available to complete assignments in a timely manner.
JOB RELATIONSHIPS:
Supervised by the Manager of Maintenance and Operations Systems; has contact and works with other maintenance personnel; contact with school site personnel.
ESSENTIAL FUNCTIONS:
- Coordinates with other trades for the purpose of completing projects/work orders efficiently.
- Diagnoses malfunctions of heating/air conditioning/refrigeration systems and/or components for the purpose of identifying repair/replacement needs necessary to maintain equipment and systems.
- Estimates time and material costs for the purpose of determining costs for specific jobs.
- Installs heating/air conditioning/refrigeration systems and related equipment (e.g. receivers, condensers, filters, motors, controls, thermostats, valves, individual room window air conditioning units, etc.) for the purpose of providing comfort inside facilities.
- Maintains machinery (e.g. electrical system, mechanical valves, plumbing, etc.) for the purpose of ensuring equipment is in safe operating condition.
- 'Maintains tools, supplies and/or equipment (e.g. torches, cutters, drills, test equipment, sheet metal, filters, control components, fan blades, gaskets, seals, etc.) for the purpose of ensuring the availability of items and equipment is in safe operating condition.
- Monitors heating systems for the purpose of ensuring compliance with established safety regulations and/or operation within District and sites established parameters.
- Orders equipment and supplies (e.g. replacement parts, filters, sheet metal, associated hardware, etc.) for the purpose of maintaining inventory and ensuring availability of required items.
- Performs journey level tasks in building trades (e.g. electrical, plumbing, building, etc.) for the purpose of assisting with the installation of gas fired forced air units.
- Performs skilled pipe fitting duties for the purpose of maintaining District systems.
- Prepares documentation (e.g. service/repairs records, requisitions, work performed, etc.) for the purpose of documenting activities, providing written support and/or conveying information.
- Repairs and modifies various items, systems and/or components (e.g. refrigerators, centrifugal chillers, air conditioning systems, heating units, etc.) for the purpose of providing renovation and preventive maintenance of heating/air conditioning and refrigeration systems.
- Repairs systems and components (e.g. pumps, seals, bearings, impellers, belts, motors, steam coils, valves, electronic devices, etc.) for the purpose of ensuring safe and efficient operation of machinery.
- Researches information from a variety of sources for the purpose of providing information and/or recommendations and/or addressing a variety of program requirements.
- Responds to emergency situations for the purpose of resolving immediate safety concerns.
- Tests for and repairs gas leaks for the purpose of maintaining the supply systems in safe working condition.
- Transports various items (e.g. tools, equipment, supplies, etc.) for the purpose of ensuring the availability of materials required at the job site.
- Troubleshoots air conditioning and heating systems and equipment for the purpose of diagnosing malfunctions and/or determining needed repairs.
- Assists other personnel as may be required for the purpose of ensuring an efficient and effective work environment.
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
- Ability to see with or without vision aides; ability to hear and understand speech at normal levels; ability to communicate clearly and effectively so others will understand.
- General knowledge/ability at the journey-level of methods, materials, tools and equipment used in the maintenance and repair of assigned projects.
- General knowledge of necessary safety procedures and practices relating to building and mechanical trades, equipment repair, and in the operation of vehicles.
- General knowledge of laws affecting the maintenance, repair and construction of school buildings or mechanical trade to which assigned.
- Specific knowledge required in maintenance of heating/air conditioning and refrigeration systems and related equipment, refrigerant recovery systems, reading and interpreting electrical schematic drawings; reading and interpreting electrical schematic drawings for control mechanisms;
- Ability to proficiently operate equipment used in heating/air conditioning and refrigeration along with other hand/power tools and shop equipment related to one or more of the building or mechanical tasks to which assigned.
- Ability to work from plans, specifications and schematic drawings and charts.
- Ability to estimate time, materials and labor needed for a variety of projects and the maintenance of careful records and preparation of accurate reports.
- Ability to receive repair requests and translate them into practical and completed form while securing necessary tools, equipment and materials to complete the assignment
- Ability to understand, carry out and follow oral and written instructions.
- Skill in maintaining cooperative working relationships with those contacted in the course of work.
- Ability to perform heavy manual labor.
- Work under limited supervision using standardized practices and/or methods; providing information and/or advising others; and operating within a defined budget.
PHYSICAL DEMANDS AND WORKING CONDITIONS:
- Seeing to perform maintenance work - normal color vision.
- Dexterity of hands and fingers to manipulate small objects.
- Indoor and outdoor working environment subject to a rigorous work schedule including bending, crouching and kneeling, pushing/pulling of equipment and tools, reaching in all directions.
- Reaching overhead, above the shoulders and horizontally.
- Moderate to heavy physical effort for extended periods of time.
- Occasional set up and work from ladders and scaffolds.
- Moderate stress level.
- Must be able to lift and/or move up to 50 lbs
JOB PARTICULARS:
- Tools/equipment/work aids;
- Personal Protective Equipment: gloves, mask, safety glasses and respirator.
- Daily contact with maintenance and district personnel.
- Occasional contact with faculty, students, community members and outside agency personnel.
EDUCATION, LICENSES AND OTHER REQUIREMENTS:
- High school diploma or equivalent
- Possession of a valid California driver’s license and current auto insurance required
- EPA Approved Technician Type Universal Certification for Handling or Using Refrigerants
- Current HVAC Licensure and Certification in CA
- Additional schooling or training desired in areas of essential functions
- District pre-employment test
- District post-offer physical examination and drug screening
- Tuberculin skin test before employment and every four years thereafter, or chest x-ray
- Valid First Aid and CPR Certificate may be required
EXPERIENCE: Five years of successful employment in HVAC maintenance, custodial, grounds, construction, or related field desired. Any combination of experience, training and/or education to demonstrate proficiency in the knowledge and abilities listed.
